The lessor is obligated to provide what enables the tenant's enjoyment of the leased property, such as handing over the keys to a house or bathhouse, as handing over the keys constitutes enabling enjoyment. If these keys are lost without negligence on the part of the lessee, the lessor must replace them because the keys are held in trust by the lessee, analogous to the house walls and doors. The lessor is also responsible for rebuilding a wall if it collapses, replacing broken woodwork, tiling a bathhouse, and installing doors, drainage, and water channels, as these are necessary for the tenant to fully utilize the property for its intended purpose. The obligation for items used for extracting benefits, such as ropes, buckets, and pulleys, falls upon the lessee.
