What recourse does the lessee have if a defect occurs in a leased item after the contract, but he chooses not to rescind?

If the lessee chooses to remain in possession and does not rescind the contract upon the emergence of a defect after the contract date, the entire rent payment becomes mandatory upon him, as he has consented to receive the imperfect benefit.
