Is it valid to pledge the rent of a house for a specific month as collateral?

Pledging the rent (ujra) of a house for a specified month is invalid. This is due to two defects: the rent is considered an unknown quantity (majhul) and it is not yet owned (ghair mamluka) by the pledgor at the time of the contract.
