Is it valid to pledge the usufruct (benefits) of a house for a period of months as collateral?

Pledging the usufruct or benefits (manafi') of a house for a period of months is invalid. This is because the essential purpose of a pledge (rahn) is to secure the realization of the debt from the price (value) of the collateral upon the maturity of the debt. However, usufructs are consumed or perish before the debt becomes due, making them unsuitable as collateral.
