When the contract is void and the tenant provided the seed, the entire crop belongs to the tenant because the seed is the object of their property that grows and develops, similar to small trees that grow or an egg that hatches into a chick. The tenant owes the landowner the standard rental fee for the land, as the landowner offered the land for a compensation that was not validly established.
