This agreement is invalid because it is akin to stipulating a known, fixed quantity (*qufuzan ma'lumah*) for the owner, which is a void condition that invalidates the lease contract (*müzāra'ah*). This is because the harvest might yield only that fixed amount, thus exclusively benefiting the landowner, or it might yield less.
